Investors often look for the most affordable solution, but here’s the key question: Is the cheapest option also the best one?
Price as bait, not a guarantee of quality
Offers from different manufacturers often can’t even be compared, although they may seem very similar at first glance. When it comes to a residential building — the space where you and your family will live — ask yourself if you’re really ready to make compromises. Choosing a “cheap” prefab house often results in shortcomings that will inevitably lead to unplanned expenses later on — not to mention discomfort, dissatisfaction, and, most importantly, poorer living conditions. Unfortunately, you end up realizing that “cheaper” turns out to be much more expensive.
The price of any product — including prefab houses — is shaped by numerous factors. Most significantly, it’s defined by the choice of materials used. The walls, for example, may vary drastically from one manufacturer to another in terms of thickness, type, and amount of thermal insulation applied. You should always thoroughly review the offer and ask for details about the origin and quality of the wood and construction materials. Request certified materials and warranties for them.
Where does the “saving” happen in cheap offers?
Because the competition on the market is strong, some manufacturers lower their prices by using cheaper materials of questionable quality and shorter lifespan — which inevitably leads to higher maintenance costs. If someone offers you house construction for €350 or €500 per square meter — be cautious. You should ask yourself (and be concerned) about what you’re actually getting, because it’s practically impossible to achieve even moderate quality at those prices. Using lower-quality insulation or less energy-efficient systems might reduce initial costs, but they will definitely result in higher heating and cooling expenses, and lower quality of life. These expenses add up over the lifespan of the house, so it makes no sense to save on energy efficiency.
